I think all these things, in tandem with a muscular role for the public sector. But that is a changing opinion over time that I’ve been in office.

5/ And on the Strait of Hormuz, they had NO PLAN. I can't go into more detail about how Iran gums up the Strait, but suffice it say, right now, they don't know how to get it safely back open.

It’s not just zoning though. Chains will scoff at rent psf not understanding they can get more sales psf.

They will also overlook locations that would be slam dunks because the β€œvehicle count is too low” ignoring the pedestrian flows and population density within walking distance.

Honestly roads are way worse in Pennsylvania than they are in NJ. The worst roads I’ve driven on in the U.S. are those of Louisiana though.
