SFCTA finished their Geary / 19th Avenue subway study and found that a transbay (BART-like) line would nearly 2x ridership of a SF-only subway . Which makes sense because the appeal of this service would be getting East Bay residents to the big employers like UCSF Parnassus, SFSU and Van Ness.

The "photo is actual rendering by developers" is hilariously telling. They assume everyone shares the same revulsion at the sight of apartment buildings. Or maybe theyre so used to exaggerated renderings from NIMBY scare campaigns.

The wealthy denizens of SF's West Portal are unhappy that their location, named after a major transit stop, will see dense housing built right next their major transit stop.
California needs to build a lot more housing.

I probably fit this stereotype to a tee, but have never once in my life been called this.
Using detailed address-level microdata, we trace movement chains originating with the initial residents of The Central and document three main findings. First, we show the building generated a substantial number of local vacancies. We identify 180 specific addresses that became vacant because of moves into The Central. Scaling to account for data coverage suggests the new tower induced more than 500 local vacancies in the three years after construction, by setting off chains of moves. Second, while The Central units were expensive on a per-square-foot basis, the homes vacated by movers were significantly cheaper. Homes left behind by those moving into The Central were about 40% less expensive. Unlike much of the prior literature, which track the changing neighborhood characteristics of movers
Even more evidence that building new housing decreases rents: Researchers tracked the residents of a newly built luxury condo building and found that they freed up less expensive apartments nearby.

Being pro-market or anti-market is probably the wrong framing. Consider that wealthy homeowners block new housing to increase the market value of their properties.
Today I announced new legislation to allow San Francisco to break up with PG&E and form its own publicly owned utility.
