My personal choice would be the house.

Having done the inner city living thing in Birmingham for 4 years I enjoyed it at the time.

These days I live in a house 30 minutes train journey from Birmingham-close enough for visiting but means I'm not stuck in the busy-ness of it everyday.

Having to avoid various nature related obstacles makes this much more challenging than it needs to be (when its already challenging enough).

Unfortunately, there was a distinct lack of political will to try and stop M&S leaving. Even just retaining the food hall would have been something.
