Are zero front setbacks allowed? I thought it required 5 feet at least and a combo of 20 feet for front and rear?
Can you show me what you’re talking about here? What you think would have worked better?
Yeah maybe - I read smart condo developers just put aside 2-3% TDC into an insurance scheme and expect to eat the costs. Or maybe it’s a bet on California solving this issue this leg session :)
At year 9 post construction specialized attorneys with their inspection firms go and offer their services to HOAs to find something to sue about given how easy it is. Most developers set aside $$ to hit settle an be done. It’s a massive problem of the law not some problem with condo construction.
SB 1123… sorry early morning haze! It amends the starter home revitalization act (SB 684) which basically copied LAs small lot for 600 SF lots in MF zones to allow 1200 in R1! Went under the radar… we’re about to launch a starter home ordinance doing for-sale ADU, this and more! We should catch up!
You know they are legal statewide now ( as of July 1) with SB 1134? Hi Dan!! Matty Y just retweeted your adults per HH chart on the evil site… so I went looking for ya!
I think the planning approvals are averaging 40-45 days. But doubt LADBS was issuing permits in 15 days…. They can definitely turn around a plan check in that time but there’ll almost always be corrections needed. Then clearances from other agencies.
Is there data on that?
Do kitchenettes (vs full kitchens) trigger any other requirements? In LA it turns an apartment into a hotel - requiring a CUP and banned in lower density multi family zones (although new zoning code changes this citywide and and new housing incentive program legalizes this for senior housing)
That is…. Not a good ratio for a growing city IMO. Conversions from MFD to SFD have basically been illegal in California for years BTW -
This was super helpful!
