The commodity builders have slowed way down here in Nashville. Not a complete stoppage in housing starts but there isn't much action for sure. Which is a good thing because it will help bring inventory in balance.

Agree, OpenAI doesn't have nearly the revenue or cash flow to fund Oracle's infrastructure buildout. The best thing that could happen to Oracle is to be able to walk away from that deal.

I know many people in my age group (born 1961) who have low 7 figure to low 8 figure balances in their retirement and brokerage accounts; real estate and equity appreciation have been great for the last 35 or so years. So it worked for some of us; granted not everyone's situation is the same.

People are beginning to realize how expensive it is to capitalize and operate AGI technologies. There's not enough VC, PE money to fund the projected projects by OpenAI, Anthropic etc. The financial system is interconnected thus the issues. Just my two cents and I admittedly could be wrong.
