Protecting Neighbourhood Retail: Save Our Shops

Councillor James Pasternak from the neighbourhood to our west has launched
a campaign that may be of interest to residents in our community who rely on
nearby retail services.

The proposal for 75 Billy Bishop Way would replace essential neighbourhood
retail with five towers reaching up to 49 storeys. Beyond the immediate impact
on the Wilson community, there are broader concerns about the precedent
rezoning could create.

When land is rezoned, its value often increases instantly. This can place
important amenities and businesses at risk as redevelopment pressures grow. A
similar issue is currently emerging near the Ontario Food Terminal, where a
development application could threaten the terminal and the surrounding
businesses that form a critical ecosystem supporting food distribution across
Ontario.

Changes like this can also create cascading pressure on other important sites,
including nearby retail hubs such as the Costco Wholesale — Billy Bishop
Way. If this issue matters to you, please consider learning more about

#YYC mailer today is #NIMBY propaganda. No repeal guarantees the funds that are already earmarked for affordable housing. Breaking the HAF deal is not what I voted for. Good government is doing hard things, but when you have legal teams forming a grassroots misinfo campaign odds are in your favour.

come up in Willowdale.

A three-storey quadplex with a garden suite is currently going up on Betty Ann, and I'm trying
to understand how it moved forward without any public notice, community consultation, or a
zoning meeting.

From what | can tell, nothing was posted, no letters were sent out, and there wasn't any
opportunity for residents to ask questions or give feedback. The permits weren't even posted
on site until post demolition and scop has increased to quadplex. I'm wondering if this type of
build is now allowed as-of-right under newer zoning rules, or if there's something specific
about this property that exempts it from the usual process.

If anyone has experience with recent zoning changes, minor variances, or how multi-unit
builds and garden suites get approved, I'd really appreciate your insight. It would be great to
understand what the rules actually are so we all know what to expect with future developments
inthe area
